The region of Murcia - the Costa Calida – Mar Menor   Murcia Located at the South -East corner of the Iberian Peninsula, between the regions of, Andalusia, Castile-La Mancha and Valencia, the region of Murcia occupies an area of 11,317 km2 (2.2% of the total surface area of Spain). In terms of surface area the region of Murcia is the ninth largest of the Spanish autonomous communities. 

The interior of the Murcia Region is ideal for those in search of relaxation, nature, sport and good food.

Costa Calida -- Mar Menor.

  Two seas on one coastline - the Mar Menor and the Mediterranean , impressive cliffs, wonderful beaches of endless white sand, lively ports and coves with crystal clear water, more than 3,000 hours of sun a year and mild temperatures - even in winter - with a yearly average of more than 17ºC. This is the Costa Calida, the ideal place to spend the days relaxing both in winter and summer. The waters and mud of the Mar Menor are world famous for their therapeutic properties. 

The sea has the same mineral density as the Red Sea therefore is especially beneficial for those with medical complaints such as arthritis, muscle spasms and many more in both the young and those not so young. 

The waters are very shallow for quite a distance making it a very safe place for children. Furthermore, fans of water sports will find it one of the best places in the world for sailing, canoeing, swimming, water-skiing, jet-skiing, Para gliding , flying, surfing, windsurfing, and every other type of water sport activity for those of all standards from the beginner to the expert with numerous clubs and ports in the villages such as San Javier, San Pedro, Lo Pagan and many more.

Los Alcazares


 In the region of Murcia, located in the south east of Spain, visitors can find the village of Los Alcazares which has taken its name from the palaces built along the coastline of the Mar Menor, in the middle ages. It has a registered list of inhabitants of 9,000, which rises however, being a seaside resort, to 100,000, during the summer months of July and August. Los Alcazares offers 70 kilometres of sandy beaches, with a town centre practically situated on the shores of the Mar Menor. An average annual temperature of 18 degrees C, a unique sea, and the grandeur of the hearts of its people, makes this area a paradise on earth, praised and admired by all those who visit and live within its boundaries.


 The waters of the Mar Menor are renowned for their benevolent chemical properties, the same density as that of the Red Sea, and are classified as medicinal. 

The high concentration of salt and iodine, the absence of strong waves, shallow waters ( a maximum of 7m ), and, of course, the excellent temperatures in summer and winter form a unique environment hailed by the World Health Authority as the healthiest region in Europe.   

The analysis of its waters, shows that the ionic concentrations, measured to check elements, such as magnesium, calcium, sodium, bromine, iodine, and fluoride, are greater than the Mediterranean sea. Therefore, therapeutic water treatment with this type of salty waters, and the application of the mud baths, give rise to the elimination of toxic particles, activation of blood circulation, and muscle  relaxation. 

Highly recommended in the cases of stress, rheumatic and arthritic pains, sciatica, lumbago, and other conditions, related to the skin and joints. Sights here include the  Hotel Balneario la Encarnacion   , built in 1904 and situated on the beachfront which bears silent witness to the expansion of the municipality. Torre del Rame, is an Arab fortress, which was a look out post on the Mar Menor coast. Museo Aeronautico Municipal, situated next to the airbase, where visitors can see documents, photographs, and materials dating back to the establishment of an airfield here in 1915.


 Monumento al Pescador.  

 On the Espejo beach Los Alcazares , and next to the church of la Asuncion, this monument pays homage to the efforts made by fishermen, the main support of the economy, for many years. More night life is becoming available through the 6 new hotels in the area and also concerts in the new hall and cultural centre.

La Manga Del Mar Menor 

It is a narrow strip of land between two seas, the Mediterranean & Mar Menor, measuring up to 300m in Breadth & 21 km in length. With over 40km of sandy beaches, La Manga itself is one of the most popular resorts for those looking for all those little luxuries – a choice of two seas with different temperatures, one with waves, the other calm most of the year round.  Cabo de Palos 

Is a bay on the Mediterranean side of La Manga just before you enter the strip itself? The village has been built on a volcanic backbone of the Murcian coast where fishing has remained one of the livelihoods of the area although it has been adapted sympathetically to cater for modern living.

Gastronomy –   

The area is renowned for its simple recipes, as well as for its fresh, delicious and varied ingredients. The fish is excellent with an amazing variety including gilthead and mullet baked in salt or grilled. The famous Mar Menor prawns, sardines, and salted tuna all freshly caught. Dried grey mullet roe, and the tuna de ijada, tuna from the flank, usually accompanied by tender raw broad beans or fried almonds and the famous caldero which is a fishy rice dish.



To all this, we must add the freshly, locally grown rich vegetables and fruit of the region, including watermelon, peaches, and dishes, such as mojete Murciano, vegetable salad, michirones, ( stew of broad beans, ham, bacon, and spices ), and fried tomatoes and peppers.

Santiago de la Ribera

 appeared in 1888 around a hermitage named after the apostle Santiago, and founded by Friar Jose Maria Barnuevo Rodrigo de Villamayor, who was a knight of the military order of Santiago – hence the town was named Santiago de la Ribrera. The town nowadays has a modern feel to it, the beautiful promenade flanked by pine trees is a beautiful sight that stretches along the entire beach. 

The town however has still retained that charm & character of its old ways as a fishing village. 

Everyday a ferry boat can be taken from the pier across to La Manga.. 


Property San Javier  

 The Municipality commences with the coastline of Santiago de le Ribera. The special location of this working town includes 23km of the Mar Menor coast, and 16km of the Mediterranean, standing 17m above sea level. Within the town itself there are plenty of Markets, shops, museums and night life.



is a beautiful city, which mixes an ancient culture, (part of the marine wall dates to the year 1 BC), with modern day living, shopping, and traditional cuisine. The port is a wonderful part of the city, on display out in the open is a replica of the original first ever submarine. Excursions are available by boat around the harbour, and a selection of restaurants and bars. Roman ruins have been found all over Cartagena and some of the streets have clear glass bricks rather than stone to enable people to see the ruins in their natural state. On the outskirts of Cartagena is a new, shopping centre, for fashion, furnishings, DIY and eateries, as well as a fantastic casino and cinema.

Murcia City

 is only 40 minutes inland, is a meeting of old and new cultures, steeped in history, and is an architectural haven.

 There are numerous museums and art galleries, cathedrals and churches, concert halls and theatres all open to the public. Surrounding the city are two large shopping centre and the new football stadium of Real Murcia, with the new international airport of Corvera opening in 2010, only 10 minutes away access to the area will be even more convenient



   Not a week goes by when it’s not possible to enjoy a fiesta, or become involved in the local culture and enjoy the warmth and generosity of the people in this region of Spain – The Spanish Christmas day is on January 6th. The Carnival of the Mar Menor is held in February. Semana Santa ( Easter Week ) in March or April with the Medieval Market, In May there is the Santisina y Vera Cruz in Caravaca. In June San Javier holds its Jazz festival. In July, there is the fiesta of the Virgin Carmen which is a week long celebration.
The International Week of the Huerta is a festival of culture and gastronomy in August. The Romans & the Carthaginians fiesta are in September. 

The Feast of the Caldero in October is held on the beaches of Los Alcazares where fish paella is cooked with the black rice from the paddy fields in Calasparra by locals in open cauldrons along with other local dishes. All Saints Day ( the day of the dead ) is in November. Los Narejos hold the Patronal feast in December in honor of la Purisima.
These are only a sample of the many fiestas throughout the area. 






    Located 2 kms from the Mar Menor and Los Alcazares (next to Roda Golf and Beach Resort) and forms an extension of the old village of Roda which has a café/bar and bakers shop for your immediate requirements. The small town of Delores de Pacheco is only 1km. away where all the necessary shops and amenities are available for everyday living.

 Euromarina – Los Alcazares

  Euromarina - is located in the heart of Los Alcazares Murcia walking distance to the Mar Menor beaches & The airport of San Javier is only 5 kms, Alicante International Airport is 45 minutes drive and the new Corvera airport just 13 kms. and has all modern amenities including a very convenient train station to take you to Cartagena and Murcia City or further a field perhaps Madrid or Barcelona.

Alicante Region & the Costa Blanca

    Alicante is located on the eastern coast of Spain situated between Murcia in the south, and Valencia in the north. The city of Alicante is on the coastline between Benidorm and Elche. Authentic Murcia - 

Inland Calasparra is a traditional town situated 45kms north-west of Murcia and is known as the "paradise of the region" due to the stunning landscapes and lush green fields. 

This is a working town where the 10,000 or so inhabitants enjoy a relaxed and typically Spanish way of life. Running through Calasparra - the Rio Segura is a favourite with locals for fishing and swimming, along the river white water rafting can be enjoyed (both rapids & slow) If you are more adventurous there is horse-riding, paintballing, mountain climbing, cycling, fishing, shooting & of course caves exploring which can be found containing stalactites & stalagmites in beautiful underground caverns with cave drawings. 

A go-karting track is also nearby - so there are plenty of activities waiting to be enjoyed. Cehegin is centrally situated in the Northwest region of Murcia approximately 600 meters above sea level providing its dry mountainous climate compared to the humidity found on the coast. 

The town has approximately 14,000 inhabitants spread across the various villages. The main quality of Cehegin is its old town, built on a mountain. 

The town is made up of a mix of old medieval houses, churches and glorious architecture providing an enchanting quality as you stroll around the tranquil narrow streets. For those of you who like the countryside and scenery you will find all of this and more in the area i.e. valleys, mountains, reservoirs, forests and wildlife. Moratalla is a town renowned for its rural tourism as it is set in the side of a mountain with stunning panoramic views over the region. 

Moratalla is 681m above sea level and is located approx 80kms from the cosmopolitan city of Murcia, and has just over 8600 inhabitants. It is the most mountainous zone in the region. Bullas is situated next to the Mula River & has a population of approx 9800 people. Famous for its vineyards and of course wine – which is known throughout Spain, this town has been producing quality red wine for over 400 years. 

The steep, stepped and narrow streets thread their way between the authentic houses of the town, which has an interesting history as well as a modern feel in some sections of the town.

 This is Only a Guide to assist you If you considering buying a house in Spain We make sure that all legal requirements are clearly understood for this important step in your life. Below you will find some useful information to clarify your rights as a purchaser before signing any contract of agreement: •

 How to buy a property: Once you have decided to buy a property in Spain, you should follow the two Golden Rules: 

1. Choose an estate agent.

 2. Find a lawyer to advise and assist you.

 • Preliminary Contract: It's usually a simple document in which the seller states their intention to transfer the property to the buyer, and the buyer, their intention to buy at the price and conditions agreed upon. At this time, the buyer also gives to the seller a percentage of the agreed-upon price as deposit. 

• Reservation contract: with regards to the contract you must pay attention to: the purchasing price of the property, the deposit paid to the Builder, the total constructed and built area of the property, the completion date and the bank guarantees

 • Full Contract: The Builder must give you a copy of the Architect’s project approved by the local Town Hall plus a copy of the building licence and the cédula urbanística (planning certificate). Besides, all information explained in point 1.

 • What is an NIE number?: a NIE number is your Identification Number before the Spanish Authorities which will be compulsory before signing for your Spanish Purchasing Deed. It will also be needed for mortgage application, bank account, etc. 

• What is the “Residencia”: If you intend to live permanently or to spend more than 6 months each year in Spain, you are expected to apply for residencia 

• What is an “Escritura”: The property transfer must be certified by a Notary who will ask proof of identity (NIE) of both parties, the seller's ownership of property (Nota Simple), and the buyer's payment together with a whole description of the property to be bought. 

• Payments and Bank guarantees for New built properties: For every payment instalment, we will obtain a bank guarantee from the builder who will guarantee each payment made. In which case, if builder goes bankrupt before completion, you will not lose the money you have paid.

 • What is a Notary? Generally speaking, it is an officer of the law who can certify under his official seal deeds and other documents, including wills, conveyances and powers of attorney in such a manner as to render them acceptable in the eyes of the law.

 • Notary’s Fees: are set by law and are based on the value of the transaction. Although it can seem a lot of money at the time for one signature but Notaries have the obligation to keep the documents safe and to be able to retrieve them on demand. 

• Land Registry + fees: If you want to be sure that your rights to the property are fully protected, you must register your title at the local Land Registry office. You will be charged a standard fee (about .4% of the first 6010 €, down to .02% for over 6,010,121 €). 

• Spanish Will: If you do not have a Spanish Will after purchasing a property, your inheritors will need to direct the case to the British authorities which will make the process long and expensive. If you have a Spanish Will, the process will take place in Spain and will be simpler and less time-consuming for your Heirs. We highly recommend you make a Spanish Will when purchasing a property in Spain. Taxes for the Buyer: VAT and Stamp Duty if property is off-plan. 7% VAT on the price of the purchase in the case of built residential property (villa, apartment, etc), and 16% in the case of plots of land (without built property) and commercial premises. The Stamp duty (known as AJD – Actos Jurídicos Documentados) is fixed at 1% of the price of the purchase. If the property is a resale, transfer tax (Impuesto de Transmisiones Patrimoniales) applies if the property is deemed to be a second or posterior transfer. The Transfer Tax is 6% or 7% on the price of the purchase, depending on the Spanish Autonomous Region in which the property is located. 

• Taxes for the Seller: A special reference should be made to the local capital gains tax - known as Plusvalía. This is a local / municipal tax that only applies to the increase in value of the land upon which urban properties are built, and that is levied at the time of transfer of such properties. It is calculated on the basis of the valor catastral (an administrative value that is usually lower than the market value, sometimes considerably so) of the property. The amount to be paid will depend on how long the seller has owned the property: the longer the period of time during which the seller has owned the property, the higher the amount of tax. 

• Capital gains tax: Spanish property sold by a non-resident owner will be charged capital gains tax with a 3% withholding provision. 

• Agents commissions: Estate Agency fees or commissions are paid by the seller, unless otherwise agreed. However you should be aware that agents charge a variable fee, a percentage of the sale price, depending on type of property. Unless the buyer has specifically agreed to pay the agent's fee this cost will be built into the sale price. 

• Banking Costs: To pay for the property, you will need to open an account in a Spanish bank and transfer money from the bank in your country. The cost of transferring the money can go up to 0,4% of the amount transferred. The Spanish banker's draft will most likely cost 0,5% of its amount when issuing to pay the final amount to the Developer. • Mortgage costs: If you choose to buy with a mortgage then this will incur several additional costs. First there will be the property valuation that the mortgage provider will require before granting the mortgage. 

This is paid for by the buyer and can cost around 500 Euros. 

Then there will be the costs of the mortgage itself. This varies according to the provider, and even according to the particular branch. 

However there is usually some kind of opening fee of around 1% of the value of the mortgage. Finally a mortgage will increase the Notary expenses. 

• Community Fees: Owners of property which is part of any development, building, or complex in which common zones are shared with other owners are by law obliged to be members of the community of owners, know as “Comunidad de Propietarios”. This will involve paying community fees for the maintenance of common areas, and any other services that the community of owners agreed. The fees will vary according to the size of the common areas, the costs for maintaining them and the services that the community of owners has voted for. A budget for annual community expenses is approved by majority vote of all owners (or representatives) who are present at the annual general meeting of the Comunidad de Propietarios. Costs of owning property in Spain 

• Property Ownership Tax (Impuesto Sobre Bienes Inmuebles - IBI) This is a local tax on the ownership of property in Spain, irrespective of whether the owner is a resident or not. Calculated on the basis of the Valor Catastral (an administrative value which is usually lower than the market value, (sometimes considerably so), set by the town hall. The tax rate goes from 0.4% - 1.1% of the Valor Catastral depending on the Spanish region. • Annual Wealth Tax (Impuesto Sobre Patrimonio) Both residents and non-residents have to pay an annual wealth tax on the net wealth they own on 31st December of each year. For non-residents this tax only applies to assets located in Spain. Non-residents who only own property in Spain (and no other types of assets) can expect to pay a wealth tax based on the value of the Escritura Publica or the Valor Catastral, or a value assigned by the tax administration for the purposes of other taxes - whichever being highest. The tax rate varies between 0.2 and 2.5%.
